Built directly above the entrance to one of the UK’s busiest train stations, 100 Liverpool Street is British Land’s flagship first net zero carbon building.

100 Liverpool Street is British Land’s first net zero carbon building
100 Liverpool Street has become British Land’s first net zero carbon development, and one of very few in London, after completing the offset of residual embodied carbon.
100 Liverpool Street is the flagship project in the Broadgate Campus development pipeline for British Land and GIC, which is being delivered using a 10-year Framework with Sir Robert McAlpine, to transform the Broadgate Campus into a world class, 7-day, mixed used Central London destination.
From the beginning, significant measures were taken to ensure that as much of the existing building was retained and reused:
- 32% of the new development’s steel frame was retained and reused from the existing building as the base for the new development, saving 3,435 tonnes of carbon.
- 49% of the new development’s concrete was retained and reused from the existing building, including 100% of the foundations, saving 4,086 tonnes of carbon. Where new materials were needed, lower carbon choices were utilised including 51% secondary aggregates (recycled waste aggregates rather than virgin) used overall in the concrete and 44% cement replacement (GGBS) in concrete mixes.
The offset of remaining embodied carbon by British Land, completed the final stage in achieving net zero. Prescient design and engineering across the entire project team resulted in this audacious goal, and an example of what can be achieved on a construction project when all parties are aligned with sustainability goals.
In addition, our 100 Liverpool Street project team’s commitment to sustainability earned the building an ‘Outstanding’ BREEAM score, with a final post-construction certification of 89.2%.
This is a significant achievement, being the first British Land building to achieve ‘Outstanding’, propelling 100 Liverpool Street into the top 1% of sustainable office buildings in the UK.
